Six gates between exchange and keys
Settlement is procedural and comparatively low-stakes if Step 5 was done properly — but it has its own off-ramps and its own ways of going wrong. The checklist surfaces six gates: cooling-off (state-specific), building-and-pest condition (private-treaty only, typically 14 days), finance condition (typically 28 days), strata satisfaction (strata-titled only, 14 days), pre-settlement inspection (24-48 hours before settlement), and the formal settlement itself.
